We run the job.
We've also done every part of it.

Hand us the whole job, or bring us in during design to run yours.

Three ways to hire us.

Tap one to see what it actually means.

Already have an architect? Start at construction management.

Before Essential Builders, our founder worked the interiors at American Copper Buildings, Walker Tower and Stella Tower.

  • Preconstruction

Know the number before you commit.

We price the job while it is still being drawn. You find out what the drawings actually cost, what in them cannot be built, and where the money is going, before you have committed to any of it. Most owners who hire us for this end up hiring us for the build.

  • Construction Management

We join your team. You keep your architect.

We come on as your builder rather than as a bidder, which means we are hiring and directing the trades, holding the schedule, and sitting on your side of the table when something changes. The books stay open, so you see what every trade costs. Your architect stays yours.

  • Design-Build

    One contract, drawings to C.O.

One contract covers the drawings, the permits, the build and the Certificate of Occupancy. You are not coordinating an architect against a contractor, and when something goes wrong there is nobody for us to point at. Pick this one if you want to make a single phone call.

Five phases, one contract.

This is the part you're buying.

  1. 01

    DRAFTING

Design and drawings that anticipate the plan examiner, not just the client.

  2. 02

    PERMITS

We file, we chase, we answer objections. You never stand in line at the building department.

  3. 03

    FRAMING

The build itself, sequenced and supervised by the people who priced it.

  4. 04

    FINISHES

The part your customers will actually see, held to the drawings.

  5. 05

    C.O. ISSUED

The Certificate of Occupancy in your hand. The project is not done until this is.

Spaces that open on time.

  • Office Build-outs

Demolition, framing and partitions, then the electrical, data, HVAC and plumbing that all have to agree with each other before a ceiling closes over them. We run the trades in an order that keeps them out of each other's way. The last thing we hand over is the Certificate of Occupancy.

  • Retail Setups

Storefront and glazing, sales floor, fitting rooms, back of house, and the lighting that decides whether the merchandise looks like it should. Retail lives on an opening date, so the schedule gets built backwards from yours. Final inspections and the C.O. happen before the ribbon, not after it.

Tell us about the space.

Address and what you want it to become. That's enough to start. We'll walk it with you.
